K. Hovnanian’s Four Seasons at Cane Bay offers newly constructed homes ranging in price from $400,000 to $800,000. “They are all ranch floor plans with 1300 to 3600 square feet of living space, 2–4 bedrooms, and 2-3 bathrooms,” said Rector. “We are not marketing towards the next stage of life, so you’re not going to see ramps and things like that. We have active adults and tons of workout classes, a gym, kayaking, and more. However, if you need to, you can modify your home to your liking after you move in.”
Another 55+ option is Del Webb at Cane Bay, located 25 miles northwest of historic Charleston. Amenities at Del Webb include an outdoor resort-style pool, a fishing lake, tennis, pickleball, and bocce ball courts. Indoor amenities include a fitness center, indoor lap pool, and craft studios. There are also many trails for hiking and walking. Hammock Walk at Nexton is another 55+ Summerville community offering two- and three-bedroom floor plans. On the other side of the region, located on Johns Island, you’ll find Enclave Park, the only active adult community on Johns Island. Again, the connection to the outdoors and the island’s beauty is a perk for residents who choose to live here. There is a community park where there is space for picnics and hiking. Homes for sale here are few and far between, but if you can snag one at the right time, you will enjoy an intimate 55+ community feel.
“As you can see, there is a high demand for 55+ communities,” said Roscoe. But looking at the real estate market as a whole in Charleston, new construction is everything. If you want to be in the 55+ community, to date, there are less than 100 listings—condos, townhouses, and single-family homes—for sale in the greater Charleston area.”
